PLEASE NOTE THAT
SMOKING IS STRICTLY PROHIBITED IN ALL OF OUR PROPERTIES.
‘Self Catering Accommodation’ is by its nature accessible to the public and as a consequence Smoking is unlawful and not allowed in any property under any circumstances. If it is found that smoking has taken place in a property then a charge of £250 will be taken to cover cleaning costs and there may also be additional charges if the property is then deemed to be unsuitable for rental to the next tenant.
IMPORTANT NOTE
All our properties are equipped and furnished up to the maximum number of people the property will sleep. Linen is not provided but can be hired separately if required.
Rental prices for linen hire are to be found at the end of this brochure.

Every effort has been made to describe the properties as accurately as possible, however, Baileys recommend that you view your chosen property prior to booking to avoid the possibility of disappointment and will not be held responsible if, upon your arrival, the property does not meet with your expectations.
NOTES ON BOOKING

The tenant shall mean the person in whose name the booking is made and shall include the person or persons on whose behalf the same is made.
1. Baileys will hold by way of a credit card pledge a security deposit of £300 (£600 in some cases) against:
a. Any damage incurred by the tenant to the property or its contents or by a member of his/her party or any visitor during his/her stay.
b. The reasonable cost of cleaning the property and/or its contents if the tenant leaves the property in an unsatisfactory condition on departure.
c. Payment of any outstanding amounts which are due or become payable under their booking.
d. The return of all keys to the property by the tenant on the check out date (the loss of such keys will incur a penalty of £25 and damage to any key a penalty of £10.
Baileys only require an authorisation to deduct any advised charges from your credit card, (should they be incurred). Credit card authorisations will be cancelled 14 days after your return from holiday unless deductions have been advised, in which case the balance (if any) will be deducted. The declaration must be signed by a member of the party booked into the accommodation who is over 18 years of age.
2. Bookings made more than eight weeks in advance require a one-third non-refundable deposit. The balance is then due six weeks before your holiday commences.
3. Once the tenant has booked a property, an agreement is drawn up between the tenant and the owner of the property. The agreement is sent to the tenant for signature and should be returned to us along with a deposit equal to one-third of the total amount due plus a £10 Agreement Fee.
4. Bookings made six weeks or less before arrival require the full payment. The above condition regarding the Agreement still applies. Bookings made within one week (seven working days) prior to your holiday must be paid in FULL in cash or with credit/debit card. There is a 3% charge for payments made by credit card payments and 0.60p charge for debit cards.
5. If the booking is cancelled within four weeks of the commencement date, then the full rent due will be retained.
6. Bookings will be taken from Friday to Friday. The key may be collected from Baileys office after 3.00pm and before close of business at 5.30pm on the day of arrival. If keys cannot be collected by 5.30pm then they will not be available until after 9.00am the following Saturday morning or another day as arranged. On the day of departure keys must be returned to the office by 10.30am.
7. It is the responsibility of the tenant not to allow more than the maximum number of occupants, as stated in the accommodation information to reside at the property. If a property sleeps 6 + 1 for example then no more than 7 occupants will be allowed. Camping in the grounds in any capacity including the parking of a motor home(s) is strictly prohibited and anyone found breaking this rule will be immediately evicted. We reserve the right to decline accommodation and to order any unauthorised person(s) off the premises.
8. The tenant or members of his party cannot hold Baileys responsible for injury sustained or the loss or damage to any belongings during their stay.
9. The client shall take all reasonable and proper care of the property and its furniture, pictures, fittings and effects in or on the property and leave them in the same state of repair and condition and in the same clean and tidy condition at the end of the hire period as at the beginning.
10. Any complaint must be made known to Baileys immediately. No complaints will be entertained at the end of the hiring period or after the hirer has departed.

COST: £22 PER WEEK

COST: £20 PER WEEK
SINGLE BED
Single sheet. Single duvet cover. 2 pillow cases. 1 hand towel. 1 bath towel.
COST: £12 PER WEEK
Kitchen and Cot linen is not included
Linen hire is subject to availability so please book early to avoid disappointment.
A £20 returnable damage deposit will be required per linen booking.
(Overseas bookings require a deposit of £50)
COTS, BUGGIES AND HIGHCHAIR HIRE

SAMPLE OF HOLIDAY LETTING AGREEMENT
AN AGREEMENT made this day of ………..BETWEEN……of……………….(herein after called the Landlord) of the one part and of (herein after called the Tenant ) of the other part and Baileys (herein after called the agent) WHEREBY
1. THE LANDLORD lets and the Tenant takes for the purposes of a holiday the dwelling house and premises situated and known as in the County of West Sussex together with the furniture and effects therein (excluding linen).
TO HOLD the same from between 3.00pm and 4.30pm on day of to 10.30am on………day of …………at a rent of per week to be paid clear of all deductions to Baileys (as Agents for the Landlord) at 17 Shore Road, East Wittering, West Sussex PO20 8DY, as follows:-
2. THE TENANT agrees as follows:-
i. Not to permit more than……….persons to reside at these premises. The agent reserves the right to refuse entry to the entire party if this condition is not observed or to evict the party if this is found to be the case during the stay.
ii. To replace and make good all breakages, deficiencies and damage to the furniture, fittings, fixtures and effects which may occur during the stay and at the end of the holiday to deliver up to the Landlord possession of the premises with all the furniture, fixtures, fittings and effects in the same rooms as they were on occupation and in as good condition and repair as at the commencement of the tenancy.
iii. To allow the property owner or his representative access to the property at any reasonable time during the period of the holiday.
iv. Not to use the dwelling house and premises other than for the purpose of a holiday. Whilst it is understood that there may be the occasional visitor to the property during the tenancy, the number of occupants must never exceed the total noted in item (i) above.
v. Not to allow any party or function to take place in the property - that would involve additional guests without obtaining written permission from the landlord or his representative.
vi. Camping in the grounds in any capacity including the parking of a motor home(s) is strictly prohibited and anyone found breaking this rule will be immediately evicted.
vii. The tenant or members of the party cannot hold Baileys responsible for injury sustained or for the loss or damage of any belongings during their stay.
viii. Not to allow pets at the property without prior arrangement. Some of our properties accept pets with permission from the landlord. Pets should never be left unattended, never allowed upstairs or on furniture or beds. At the end of the holiday any evidence of the pet must be cleared from house and gardens. There will be an additional charge of £25 per pet where permission is given for the animal to stay.
ix. Smoking is not allowed in the property under any circumstances. If found that smoking has taken place in the property then a charge of £250 will be charged to cover cleaning costs.
x. Tenants must observe any general rules and regulations applying to the property.
xi. Tenants must not do anything to make void or voidable any policy or insurance and must not cause a nuisance to neighbours.
xii. The agent will take a damage deposit of £300 by way of a credit/debit card pledge. This will only be used in the event of the agent having to make a deduction in accordance with ii, viii, ix and xiii of this agreement. In the event that charges due exceed the damage deposit of £300 then these additional costs will be recovered from the tenant direct.
xiii. Tenants must understand that the agent reserves the right to withhold any part of the damage deposit towards extra cleaning costs where a property has not been left in a reasonable condition or where services provided such as electricity and gas have been abused.
xiv. Personal property left by the tenants can be forwarded at cost upon receipt of a minimum handling fee of £10 plus VAT. Unclaimed articles will be disposed of after a period of 28 days.
3. The Landlord or his Agent shall not be held liable for any inaccuracy in description of the said premises and notwithstanding any such inaccuracy this Agreement shall continue in full force and effect.
4. Any complaint must be made known to Baileys immediately. No complaints will be entertained at the end of the hiring period or after the hirer has departed.
5. The tenant accepts that the agent cannot accept liability for events that occur outside our control, such as normal breakdown of domestic appliances, plumbing, wiring and damage resulting from exceptional weather conditions. Once advised of a problem the agent will take immediate action to try to effect a speedy solution, minimising inconvenience caused.
6. The tenant accepts that neither the agent or the landlord can accept responsibility for work taking place outside the boundary of the property nor for any noise or nuisance arising from works over which they have no control.
7. i. The cost of this Agreement and VAT thereon shall be borne by the Tenant viz £10
ii. A non-refundable deposit of one third of the total rental should be returned with this signed Agreement. The balance of rental will be requested six weeks before the commencement date of the holiday and must be paid not later than four weeks before the commencement date.
iii. If the booking is cancelled within four weeks of the commencement date then the full rent due will be retained.
iv. Bookings made six weeks or less before arrival require the full charge to be made and bookings made within one week prior to the commencement date must be paid in full in cash or by way of credit or debit card. In the case of a credit card payment a charge of 3% will be made and a charge of 60p for a debit card payment.
8. The key may be collected from this office anytime on the day of arrival after 3pm and before 5.30pm when the office closes. If keys are not collected by this time they will be available after 9am the following day.
9. The Landlord hereby gives the Tenant notice that the purpose of the tenancy is to confer on the Tenant the right to occupy the said dwelling house and premises for a holiday.
We strongly recommend that, in view of Clause 7 (above), Tenants should insure against possible holiday cancellation.
