LONG TERM ACCOMMODATION

THE FOLLOWING CONDITIONS APPLY IF YOU RENT A PROPERTY THROUGH BAILEYS

1. you wish to reserve a property you will need to complete the attached application forms and return them along with a deposit of £75. This deposit is an administrative fee which is non-returnable if the reservation is cancelled. However, if a tenancy is created with Baileys the £75 will be deducted from your first months rent (if you wish to apply in joint names then please request an additional application form).

2. Once you have reserved the property we will send a letter to your Guarantor, as details overleaf and fax your application form to Homelet Referencing Service for immediate attention. Upon receipt of replies to the references Homelet will in some cases require the Guarantor to complete an application form before they will give a final opinion of suitability for the tenancy. We will of course advise you of this immediately if necessary. Copies of the references will be supplied to the Landlord for their final approval. Please note: Homelet Referencing Service have recently advised us that they can only process applicants who have an annual income of 2 times the total annual rental for the property. If you are concerned about this then please discuss this with us or you may prefer to apply in joint names in order to combine two income amounts.

3. Rental will be paid calendar monthly in advance on the same day of each month.

4. One and a half calendar months rental is paid as a holding deposit which is held by this office until the property and inventory has been thoroughly checked and agreed once the tenancy has ended. This deposit is held as security for the performance of the tenants obligations and to compensate the Landlord for any breach of those obligations.

5. Access must be allowed for Baileys to inspect the property by appointment.

6. At ALL times to abide by the terms of the Agreement which has been signed.

7. Please note that where the property is unfurnished the tenant is responsible for the Contents Insurance.

Please note that the rental excludes all charges, i.e. water rates, electricity, gas, oil, telephone and council tax. The services which are relevant to the property you are renting would be transferred into you name for the term of the tenancy.

Where oil fired central heating is provided the amount of oil in the tank at the start of the tenancy will be calculated and you will be invoiced accordingly. At the end of the tenancy you will be reimbursed for the amount in the tank at the start of the tenancy.

In some of the properties the owners do not have Contents Insurance - if this concerns you or you will be keeping valuable possessions in the property please discuss this with us.

Linen is not supplied in the properties.
